Tile roof on an Arizona home

Tile Underlayment Replacement

On an Arizona tile roof, the tiles shed most of the water and block the sun, but the underlayment beneath them is the real waterproofing. Decades of heat dry it out until it cracks, and monsoon rain finds the gaps. Replacing the underlayment lets you keep your tiles while getting a watertight roof again.

Why tile roofs need new underlayment

Tile itself can outlast the house, but the underlayment under it typically needs attention around 20 years in Arizona's sun and heat. When it fails, water that gets past the tiles reaches the roof deck, usually showing up first as a stain after a monsoon storm.

Recurring leaks that spot repairs don't fix

How we replace it

We document the roof with photos before we start and keep you updated as the job moves along. Your existing tiles go back on, so the roof looks the way it did, just watertight again.

Inspect and photograph the roof
Lift and stack your existing tiles
Remove the old underlayment and check the deck
Repair damaged decking and replace flashing
Install new underlayment
Relay your tiles and replace broken ones to match

What customers say

Great job from start to finish! My initial contact was with my Roofing Specialist, Kyle, who explained the condition of my roof and what would be done to replace the underlayment. He was patient and explained everything thoroughly. Next I “met” Mitzi’s in the office. Again, very customer friendly and great communication in terms of billing options and their process. Lastly, my project manager, Garrett, did a great job of communicating during the multi-day project which included the removal and re-installation of my solar panels. He sent progress pictures daily and made sure everything went according to plan.

Great experience with ProGuard Roofing from the moment we scheduled our underlayment replacement all the way through project completion. Garrett was fantastic—he provided tons of photos on the first day and kept me updated every single day on our progress. At the end, we did a final walkthrough and he walked me through everything in detail. Super happy with the new roof, and I’ve already recommended them to a few friends. Very honest people!

My Mom had some blown off roof tiles from the last big storm we had in September I believe it was. I got referred to Austyn, one of the owners over at ProGuard Roofing. He came out same day to Inspect the roof which was super convenient. He took some videos and photos and showed my mother and I. Not only were some tiles missing and broken, but the underlayment was super old. My mother wanted to shop quotes of course. He sent over his quote and we decided to get 4 other quotes as well. All in all his quote was way better. Not only was it a super competitive price but he actually had everything detailed out of what was going to be replaced and how much each thing cost. The other quotes weren’t as detailed and some even just giving a full lump sum price which we didn’t like. We went with ProGuard and they showed up on time, laid plastic all around the outside of the house trash wouldn’t go everywhere, which was super awesome. They knocked it all out in a day and couple hours and cleaned up the area like they were never here. My Mother was super pleased and as was I. I would seriously recommend ProGuard to anyone needing their roof inspected and/or replaced. Thanks Austyn!

FAQs

Why replace the underlayment if my tiles look fine?

Concrete and clay tiles can last decades, but they aren't what keeps water out. The underlayment beneath them is, and in Arizona heat it usually needs attention around the 20-year mark. Once it dries out and cracks, monsoon rain that gets past the tiles reaches the roof deck.

What are the signs my underlayment is failing?

Common signs include:

  • Water stains on ceilings or in the attic after a monsoon storm
  • Brittle, cracked or crumbling underlayment visible at broken or slipped tiles
  • A tile roof around 20 years old that has never had the underlayment replaced

We'll inspect it, show you photos of what we find, and tell you whether it needs replacing now.

Do you reuse my existing tiles?

Yes, whenever they're sound. We lift and stack your tiles, replace the underlayment and flashing, then relay the same tiles. Cracked or broken tiles are swapped for matching ones, and we follow your HOA's profile and color requirements.

Is a tile underlayment replacement cheaper than a new roof?

Usually, because your existing tiles go back on. The cost depends on roof size and pitch, how many tiles need replacing, and whether any roof decking is damaged. We give you a written quote after a free inspection.

Will insurance pay for underlayment replacement?

Normal aging usually isn't covered, but damage from a specific storm may be. If we find storm damage during the inspection, we document it with photos and measurements and can work with your insurer.
